Acting As Your Buying Agent

When you're ready to make the jump to buying a house, you know you need someone skilled by your side. As your buying agent, there are multiple tasks and points of support I offer along the journey of home buying. I know what questions to ask you so that I completely understand what you're looking for. I am able to find every home available that meets all your specifications (area of town, square footage, number of bedrooms, baths, etc.) I can email these to you or you can come to the office to go over the possibilities with you on the computer. I can let you know as soon as a home that would be a good fit comes into the market. I can take you out and show you the listings, tell you how long a property’s been on the market, any price reductions, what it sold for when the current owners purchased the property and present additional comparable properties. Having this information ensures that you make an informed decision in choosing your home and in deciding upon a price for your offer. 
As your Buying Agent, I will:
  • Give guidance to the you about financing (First time homebuyers, Housing programs, 2nd Home Purchase, Investment, Etc.)
  • Help you understand how Housing programs are different than traditional purchases.
  • Be an adviser and advocate during the entire home buying process
  • Take time to uncover the your needs and wants as well as what’s motivating your purchase
  • Educate you on current market conditions
  • Find a way for you to attain as many of your needs as possible when dealing with the realities of the marketplace and/or specific financial constraints
  • Allow access through me to the MLS (Multiple Listing System).
  • Allow more time free time for you while I take care of the calling, paperwork, searching for properties on the internet, and driving around neighborhoods.
  • Research homes in the area and sort through active listings to make suggestions after cross-referencing your needs  (Easy work commutes, easy shopping, access to entertainment, etc.)
  • Aid you in narrowing your search until you have identified your top choices
  • Handle the ins and outs of the negotiation process including the preparation of all necessary forms when making an offer and/or counteroffer
  • Provide oversight and follow up for any inspections deemed necessary
  • Counsel you on how to handle any repairs needed on the property
  • Be present at closing to ensure that all the your interests are protected
  • Show all properties you are interested in that fit your criteria and budget
  • Connect you with the service providers—inspectors, lenders, home warranty companies—to best suit your needs
  As a buyer, there are some responsibilities on your end as well. We work as a team, and in order to establish that trust and confidence in each other, here's what I as your Buying Agent, need from you as the Buyer:
  • As a Buyer, you are expected to work with your buyers agent exclusively.
  • As a Buyer, you should never give personal information to any other agent.
  • As a Buyer, you should not call other agents to see properties, even if you think they are saving their agent some time and effort. 
  • As a Buyer, you should clearly define your must haves and deal breakers to help your agent streamline the showing process. This saves both our time, as well as establishes your expectations.
  • A buyer's agent is completely free for the buyer.
  • By using a buyer's agent, you get the expertise and experience of an agent who is professionally trained in locating the perfect home to meet all the needs of the client. In a residential real estate sale, the seller pays all commissions for the listing agent and for the buyer's agent. Therefore, this specialized service comes at no cost to you.
When you use a buyer's agent you will sign a form that explains the relationship a buyer's agent has with a you as the buyer. It lists the buyer's agent's responsibilities as:
  • following the buyer's lawful instruction,
  • loyalty to the buyer,
  • promoting the buyer's best interests,
  • disclosing material facts to the buyer,
  • maintaining confidential information and accounting for any money they handle in the transaction.
  • helping to ensure you are getting your home at the best possible price. 
When I work for you as the buyer's agent, I represent you and work only for you.
